Will insurance fix a leaking roof? Good question. If your roof has been damaged by severe weather like wind, hail, or falling debris, you may have found yourself wondering this question, especially if you have homeowners insurance. In this post, we are going to go over some of the damages that are covered by homeowners insurance, and let you know what to do if your roof is damaged to get your damages covered and fixed right away!
Will insurance fix a leaking roof? The truth is, homeowners insurance policies more times than not will cover roof leaks and other roof damage if the damage is a result of sudden violent weather or some other act of nature. If your roof leak is a result of something like this, your insurance will generally help cover the costs of roof repair and labor.
However, be advised that there are certain types of damages to your roof that homeowners insurance providers may not cover. If your roof has taken on damages from sudden weather outbursts, before you file a roof damage insurance claim, you’ll have to determine whether your homeowner’s insurance covers roof leaks.
If your roof has taken on damages and is leaking and you have a homeowners insurance policy with dwelling coverage, you should be covered. Whether your roof needs to be repaired entirely or replaced completely, your homeowner’s insurance should at least help offset the costs of the roof damage.
Before you get the repairs done, however, there are some steps that you need to take first:
Sellers Roofing Company has over 12 years of experience under our belts between roof repairs and storm damage insurance claims! Call now for your FREE roof inspection and hassle-free quote!
To find a roof leak, the first place you should check is your attic. You should bring a flashlight with you to identify where the water is leaking. When you find the leak, be sure to mark the area so you can come back to it.
If you don’t have access to your attic, you don’t feel safe, or for any other reason you’re unable to find the source of the leak, you can call on us to inspect your attic, shingles, gutters, gaskets, around pipes, around downspouts and ridge caps, flashing, dormer valleys and boots, and the rubber seals around electric and plumbing vent pipes and exhaust fan flashing and air vents.
The roof repair cost will depend on the extent of the damages your roof has taken on. If only minor repairs need to be done, the cost can range between $150 – $400. More moderate repairs like repairing and sealing fixtures, replacing shingles, replacing flashing, etc., can range between $400 – $1,200.
If your roof needs major repairs to the outer layer and/or damaged wood to the deck or other parts of the home, walls, etc., the cost can run you between $1,200 – $3,500 on average.
The average spent by homeowners on roof repair is between $300 – $1,200, creating an average of $650 – $850 for each step in the repair. If your repair is going to cost more than $3500, you may want to consider a full roof replacement.
Most homeowners insurance policies include dwelling coverage, designed to cover any type of unexpected damage to your home’s structure. If your roof has been damaged by wind, hail, fire, or falling debris, there’s a good chance that your homeowner’s coverage will help cover the cost of repairs.
If your home’s contents inside are damaged also, personal property coverage will usually help repair or replace these items.
Does Homeowner’s insurance cover roof replacement? Another good question… Most homeowners insurance policies cover roof replacement if your roof was damaged by something perilous like weather or flying debris.
You have to be careful though. If you only have a few shingles missing off your roof, your insurance company may try to label the damage as cosmetic. This means that the cost of repairing the damage would be left up to you.
Insurance adjusters often attempt to claim that the damage was from lack of maintenance or wear and tear, which is why you should seek insurance from a reputable firm that you have heard of.
If your roof damages were not caused by something perilous like sudden weather, then chances are that the cost of repairing the damage is not going to be covered by insurance. Roof damage from general wear and tear or lack of maintenance is not covered by homeowners insurance.
Things like wet rot, mold, pests or birds, errors made by a contractor or construction worker, and improper use of materials are a few other things that aren’t covered by homeowners insurance.
HO-8 homeowner’s insurance policies often deliberately exclude the repair of roof damage. HO-8 home insurance is often used to insure older or high-risk homes because they are more likely to encounter roof damage from weather like hail and wind or falling objects due to their age.
