Roof Inspections with Video in Saint Paul and Minneapolis

Last updated: 2026-10-18 by Ted Sellers, Owner

Roof inspection video can help show visible roof conditions and explain the next questions to investigate. It is not proof that concealed insulation, decking, or every roof detail is sound. For a Saint Paul or Minneapolis property, agree on the assessment scope, access, documentation, and limitations before treating a video as a complete inspection report.

Watch: roof inspections with video

This Sellers Roofing video introduces roof-inspection considerations for Saint Paul and Minneapolis property owners, including discussing the reason for an inspection and the use of video documentation.

Archive video: 4 minutes, 42 seconds. Published March 22, 2021. Confirm current service scope, charges, contact details, and availability directly with Sellers Roofing. Older statements in the recording are not a current price or response-time commitment.

What should useful roof documentation show?

Ask for a record that connects each observation to a specific roof area. A close-up is more useful when it is paired with an overview showing where the detail is located.

  • Location: identify the roof plane, penetration, edge, or transition being discussed.
  • Observed condition: distinguish what is visible from the suspected cause of a problem.
  • Access and limitations: record areas that were not reached and conditions that limited the inspection.
  • Next step: explain whether the observation supports a defined repair or requires additional investigation.
  • Scope boundary: separate roofing observations from interior repairs, specialist testing, or work by other trades.

What can a video alone not establish?

A dry-looking surface does not establish the moisture condition of everything below it. Photographs also do not automatically establish when damage occurred, what an insurance policy covers, or whether replacing an entire roof is necessary. Those questions need their own evidence and, where appropriate, further assessment.

Keep the finding separate from the assumption. For example, “water staining was visible beside this penetration” describes an observation. “This penetration caused every leak in the building” is a wider conclusion that needs supporting investigation. This is an illustrative distinction, not a report from a customer project.

How to prepare without climbing onto the roof

Provide the property address, known roof and repair history, rooms affected, and when water appears. Existing photographs taken from safe locations can help. Do not climb a wet, damaged, steep, or snow-covered roof to obtain a picture.

For a home leak or flashing concern, review our roof-repair assessment service. Building owners can review the commercial roof-inspection scope. For recurring checks and repair records, see commercial roof-maintenance planning.

Request an assessment for your property

Tell Sellers Roofing what prompted the request: a leak, storm-related concern, replacement decision, or maintenance planning. We will discuss the information and access needed for the next step. For an active leak, call to discuss availability rather than relying on a form for an immediate response.
